Every property in the index is read against the same fixed frame, in the same order. Location first, then land size, building condition, infrastructure and intended lifestyle. Nothing is ranked on charm alone.
Every value carries a unit or a label: ha, km, a 1 to 5 condition score, an infrastructure checklist, a lifestyle profile. Items we could not check stay marked as unknown.

Distance to the nearest town, the surface of the access road, and drive time to the district centre. Recorded in km, never in adjectives.
Total plot in ha, split into cultivated area, orchard, and the part that stays wild. Boundaries paced on site and compared with the cadastre extract.
A 1 to 5 score for roof, walls, foundation and services, with each defect labelled observed, reported by owner, or unknown.
Electricity supply and capacity, water source, road type, and mobile coverage, checked one point at a time rather than assumed from the listing.
The use you name yourself: Countryside Family Base, Remote-Work Retreat, Smallholding, or Weekend Escape. It shapes which of the other four criteria matter most.

Every file in the index carries the same five fields, recorded in the same order, with a unit on every value. Empty cells are labelled unknown rather than left blank.
