Teren scores every plot on location, land size, building condition, infrastructure and intended use. A surveyor drives out, paces the boundary, then marks each item as observed, reported by owner or unknown. We take no commission on any sale.
02 / Criteria
Every file is read against the same five criteria: location, land size, building condition, infrastructure and lifestyle fit. Nothing is left in prose. Each criterion resolves to a figure with a unit, and each note is marked as observed on site, reported by the owner, or still unknown.

Field verification is a list of physical actions: boundaries paced and compared with the cadastre extract, the access route driven in a standard car, the water source inspected where it is drawn. Anything we could not confirm stays labelled as unknown.

These are not market segments we assign to you. They are content categories describing the intended use of a property. Pick the one that matches your plan, and the field verification changes with it: what we pace, what we photograph, and what we mark as unknown.

A permanent home outside the city, judged by school distance, year-round road access and a house that holds heat through February without a second heating source.

Quiet and connective at the same time. We test mobile data on site, note the tower line of sight and record where a fixed line can realistically be pulled.

Land first, house second. Soil type, water source, outbuilding footprint and the usable field shape matter more than the facade, so those are what we measure against the cadastre extract.

Travel time from Kyiv is the first filter, upkeep cost the second. We drive the access route in a standard car and report honestly where the last kilometre fails.
